1. Technology Intermediary & Directory Status
PropNom (propnom.com) operates strictly as a Software-as-a-Service (SaaS) real estate directory, construction cost estimation utility, and partner portfolio platform. PropNom is not a government land registry, sub-registrar, or statutory housing authority.
2. Mandatory Independent Due Diligence by Buyers & Sellers
All buyers, sellers, investors, and cooperating agents must independently verify original title deeds, society-specific allotment and transfer clearance letters (LDA, Model Town Cooperative Society, WECHS Wapda Town, Valencia Society, DHA, Bahria, or NEICHS), FBR Active Taxpayer List (ATL) status, original CNICs, and physical on-site possession prior to paying any token/bayana or executing any property contract.
3. Construction BOQ & Yield Benchmarks Are Estimates Only
All construction material rates, Grey/Turnkey BOQ totals, and illustrative rental yield or appreciation ranges on PropNom are indicative market estimates only — not guaranteed financial returns, binding contractor bids, or statutory tax assessments. Users must confirm final structural drawings, soil reports, and statutory government challans with licensed professionals before making any payment.
4. Limitation of Liability & Indemnification
PropNom (propnom.com), Founder Numan Zulfiqar, Hotline Associates, and platform licensors hold zero financial, civil, or criminal liability for any third-party transaction, token/bayana dispute, boundary discrepancy, or construction delay. Users agree to indemnify and hold harmless the platform from any claim arising out of user-submitted listings or third-party negotiations.
5. Anti-Scraping, Account Integrity & Governing Law
Automated scraping of listings, attempting to bypass privacy masks, or submitting fraudulent property listings is strictly prohibited and will result in immediate account termination. These Terms of Use are governed by the laws of Pakistan (Contract Act 1872, ETO 2002, and PECA 2016), subject to the exclusive jurisdiction of the competent courts of Lahore, Pakistan.
